Small Apartment Moving Cost in Jeddah: Studios, One-Bedroom and Compact Flats
Moving a small apartment in Jeddah is rarely about the number of rooms on your lease. What drives the cost is what is actually inside: how many pieces of furniture you own, whether there is a fridge, washing machine or split AC to take, which floor you live on and whether the lift is usable, and how much packing you want done. A ground-floor studio with a bed and a few boxes is a quick job; a one-bedroom on a high floor with no lift and a full kitchen is much closer to a family move. This page is written for singles, couples and expat residents in compact flats, and explains each factor so you can get a written quote that fits your place.
For studios, one-bedroom flats and compact two-room apartments within Jeddah.

The short answer
Three things account for most of the cost of a small-flat move: the real volume of your belongings, how easy it is to get from your door to the truck, and the extras, such as dismantling, packing and AC removal. Distance between two Jeddah districts comes after that, because the drive is usually short compared with carrying time.
So instead of quoting a number blind, we ask for photos and write a clear quote for your flat. For the broader logic behind pricing across the city, see our furniture moving cost guide for Jeddah. To learn more about who we are, visit the Al Ostoura Moving home page.
What counts as a small apartment here
This page covers three layouts: studios where living and sleeping share one space, one-bedroom flats with a living room and kitchen, and compact two-room flats for a single person or a couple. These are common among students, young professionals, newlyweds and expat residents.
If you are moving a family flat with three bedrooms or more, our page on three-bedroom apartment moving cost fits you better, since it covers majlis sets and children's rooms. For the factors that apply to every apartment regardless of size, read apartment moving cost factors in Jeddah.
Cost factors by flat type
No amounts here, because every flat is different, but this shows what tends to change the effort.
| Flat type | Typical items | What adds effort | Likely truck |
|---|---|---|---|
| Studio | Bed, small wardrobe, table, boxes | High floor with no lift, large appliances | Small closed dyna |
| One-bedroom | Bedroom set, sofa, TV, fridge, washer | Large wardrobe to dismantle, AC unit | Small or medium dyna |
| Compact two-room | Bedroom, study or guest room, living room, kitchen | Many boxes and kitchenware | Medium dyna |
| Furnished rental | Your personal belongings only | Lots of small loose items | Small dyna |
Truck size is a first estimate and is confirmed from your photos.
Why small does not always mean quick
A one-bedroom on the fifth floor without a lift, holding a tall fridge, an automatic washing machine and a four-door wardrobe, has few rooms but several heavy items that each need multiple people on the stairs. That job can take longer than a larger flat with good access.
The reverse is also true. A ground-floor studio with a wide entrance can be done fast even if it is packed. We measure effort by items and access, not by the number of rooms in the rental contract.
A third example: a compact two-room flat shared by a couple with a fully equipped kitchen. There may be few large pieces, but the box count climbs fast, and wrapping plates, glasses and small appliances becomes the main time cost. Each of these cases needs a different plan, and that plan is what the quote describes.
Send photos of your small flat and a list of appliances so we can suggest the right truck.
Counting your belongings properly
Walk through the flat in one direction: living area, bedroom, kitchen, bathroom, balcony. Note every large item by name and estimate how many boxes the small things will fill. Remember wall-mounted shelves, mirrors and curtains, and anything stored on top of wardrobes or under the bed.
Then take photos of each space from two corners. It takes a few minutes and saves a lot of guesswork, letting us choose the right truck and crew size for your place rather than a generic one.
Floor, lift and building rules
Many compact flats in Jeddah are in multi-storey residential blocks, some older with a narrow lift or none at all. This single factor can make a high-floor studio harder than a ground-floor two-room flat.
Tell us the floor, send photos of the stairs and lift, and check whether the lift takes a fridge standing up. Ask the building watchman whether there are set hours for moving furniture. Our page on how floor level and lifts affect moving fees explains this in more depth.
Look at the corridor on your floor too. Some buildings have tight landings, metal gates at the stairwell or a lift that is switched off at certain times. A short chat with the watchman before moving day, passed on to us, can save a surprising amount of time.
Appliances: fridge, washer and air conditioner
In a small flat the appliances are usually the heaviest things you own. A fridge should be emptied and dried the day before. A front-loading washer needs its drum secured so it is not damaged in transit. Window and split AC units need proper disconnection by a technician before they come down.
List every appliance with a photo and say whether you want the AC reinstalled at the new flat. These details go into the written quote so nothing is left out on the day.
Dismantling and reassembly
Most items in a small flat travel whole. The usual exceptions are double beds, large wardrobes, sofa beds and big desks, which may not fit through the door or lift without being taken apart.
If you only need this part of the job, see furniture disassembly and assembly cost. On a full move we list in the quote exactly which pieces we will dismantle and rebuild.
How much packing you really need
A small flat seldom needs full packing. Many residents pack their own boxes and ask us to wrap only the delicate pieces: the TV, mirrors, glass tops and framed pictures. That balances protection with cost.
If you are short on time or have a well-stocked kitchen, full packing can save you days of preparation. Read about protection levels on our furniture packing service in Jeddah page.
Truck size and one trip
Most small flats fit in one closed dyna in a single trip. Even so, loading needs a plan: heavy items low, boxes filling the gaps, appliances protected from rubbing. Pieces are strapped even on a short drive, because a sudden brake in city traffic is enough to crack a mirror.
If your photos show more than one truck will hold, we suggest a larger truck or a second trip and explain why in the quote, so nothing is left behind or crushed.
Furnished rentals: moving only your own things
Many expats in Jeddah rent furnished flats, so the move is mostly personal belongings: clothes, books, small appliances, kitchenware and perhaps one or two pieces you bought yourself. Here the number of boxes matters more than anything else.
Be clear about what belongs to the landlord. Photograph only what is coming with you and mark items that stay. That avoids awkward conversations at handover and keeps the quote accurate, since we price what actually moves.
Expats leaving a furnished flat often also need to return keys, read meters and photograph the empty unit for their deposit. Plan the move so you have an hour or two after the truck leaves to do this calmly, rather than rushing while the crew is still carrying boxes downstairs.
Scenarios by who lives in the flat
Who lives in a flat shapes what is in it. Find the closest match:
| Resident | Typical belongings | Our suggestion |
|---|---|---|
| Student or single professional | Bed, desk, clothes, small electronics | Pack boxes yourself, book carrying and transport only |
| Newlywed couple | New bedroom set, kitchen appliances, fragile gifts | Wrap new and fragile items, careful wardrobe dismantling |
| Expat changing jobs within Jeddah | Personal items in a furnished flat | Box count plus clear separation from landlord furniture |
| Remote worker | Desk, monitors, computer, files | Wrap electronics and label cables |
If none fits, describe your situation in your own words.
Living in a furnished rental? Photograph only your own things and we will quote just that.
Partial moves and multiple drop-offs
Sometimes you are not moving the whole flat: just the bedroom into a furnished place, appliances to a relative's home, or some pieces into storage. A partial move is priced on what actually travels, so a clear list matters most.
Write down what goes and what stays, and the destination for each group if there is more than one stop within Jeddah. Extra stops add road time, so mention them at the start. Note that we move within Jeddah and its districts only.
If you are putting some items into storage while you look for a new flat, tell us which ones, so they can be wrapped and loaded last and unloaded first at the storage point.
Timing your move around the lease
Because a small flat usually takes part of a day, scheduling is easier than for a large home. Booking early still gives you a better time slot, especially if the building limits lift use to certain hours.
Same-day moves are possible subject to availability, useful when a handover date changes suddenly. Align the move with electricity and internet connection at the new flat so the fridge and washer can be used straight away. See the cheapest time to move in Jeddah for timing tips.
How effort grows with flat size
Going from a studio to a two-room flat adds more than items: it adds carrying time, dismantling and truck size.
A high-floor studio with no lift can outweigh a ground-floor two-room flat.

A sample WhatsApp message
Not sure what to write? Copy and adapt this:
Hello, I need to move a one-bedroom flat from [district] to [district] in Jeddah. Current flat is on the third floor with a small lift; the new one is on the first floor with no lift. I have a bed and a wardrobe that need dismantling, a sofa, a fridge, a washing machine, a split AC to remove and reinstall, and around twenty boxes I will pack myself. Photos of the rooms and stairs attached. Preferred date: [date].
A message like this lets us reply with a quote close to reality from the start.
What the written quote should state
A written quote for a small flat should list pickup and delivery addresses, services included (carrying, dismantling, reassembly, packing, AC work), crew and truck size, and the date. Anything not included should be stated plainly.
Al Ostoura Moving works with a written quote and contract before every move, under Commercial Registration 4030592817. It protects both sides and keeps moving day aligned with what was agreed. For a sense of how location changes the picture, compare with moving cost in Al Kandara.
Saving money without adding risk
The best savings come from preparation: declutter before the move, pack boxes in advance, empty and defrost the fridge, disconnect appliances and keep a parking spot clear. Also pack a small overnight bag with documents, chargers and medicines to carry in your own car.
Do not cut corners on safety: TVs and glass need wrapping, and heavy appliances need enough hands. More ideas are in how to reduce moving expenses safely.
Moving day and settling in
The crew arrives on time, reviews the list with you, dismantles and wraps as agreed, then loads the truck. At the new flat everything goes to the room you choose, agreed items are reassembled, and we check the list together before leaving. Decide in advance where the bed, wardrobe and fridge will go.
When you later move to a bigger home, our apartment moving service in Jeddah covers all sizes; for now, small home and studio moves is the service built for your flat.
Ask for a written quote that names dismantling and AC work clearly.
