Villa Movers in Al Asalah, Jeddah: Planning a Move in a Growing District

Looking for villa movers in Al Asalah, Jeddah? We start with a written plan for each floor of the house: what gets dismantled, what gets wrapped, what needs a crane, and where the truck can stand on a street that may sit next to a building site. A crew with a carpenter and closed dyna trucks handles the move, and furniture goes into your new villa room by room. You get a written quote after we review your photos or video.

Street of newly built villas in Al Asalah, north Jeddah, where a furniture move is being planned

What makes Al Asalah villa moves different

Al Asalah is a north Jeddah district. Bayut's district guide places it next to Al Falah and Taibah, some listings describe it as lying behind the Al Jawhara stadium, and Aqar shows villas on streets such as Jabal Al Raha Street and Sulaiman bin Najah Street alongside residential plots that are still for sale. Many villas are multi-storey, and some have private pools.

For a mover, that means two things. First, a lot of jobs are moves into recently built homes, where the challenge is protecting new finishes and working around snagging. Second, the streets around a villa can change month to month as neighbours build, so the access you saw when you viewed the house may not be what the truck finds on moving day. We plan for both.

Moving into a new build: questions we ask first

A villa that has just been handed over can look ready while still missing things that matter on moving day. Is permanent power connected, or is the site still on a temporary supply? Are internal doors hung? Has the paint fully cured? Are finishing crews still coming back to fix snags?

Moving furniture into a house full of plaster dust or wet paint means cleaning upholstery later and moving pieces twice when workers need access. Where the answers suggest the house is not quite there, we will recommend holding back certain rooms rather than filling the villa in one go.

A video walk-through beats a room count

Saying "five bedrooms" tells us surprisingly little about a villa. The real volume hides in places a single photo misses: the store under the stairs, the rooftop annex, the outdoor seating by the pool, the maid's room, perhaps an outdoor kitchen. So we ask for a short video of each floor, walking from the front door to the last room.

From that video we decide crew size, number of truck trips, whether a crane is needed and which pieces need the carpenter. The clearer the video, the fewer surprises on the day and the less chance the crew arrives without a tool it needs.

How we split the work across floors

Roof annex: cleared firstFirst floor: bedrooms, wardrobesGround: majlis, kitchen, livingGarden and pool: loaded lastDyna truckloaded in reverseof rebuild orderCraneif needed

We work top-down: the annex and bedrooms first, then the ground floor, with garden and pool furniture last because it sits closest to the truck and needs the least protection. While the carpenter and a helper dismantle upstairs, a second team wraps the majlis below and one person stays at the truck to receive and stack. A crane, if booked, runs in parallel with the stairs.

Walk through each floor with your phone camera and send the video on WhatsApp; we will build the crew plan from it.

Labelling by floor and room

In a villa, the biggest time-waster on unloading day is boxes piling up in the entrance hall because nobody knows where they belong. We avoid that by labelling every box and wrapped piece with a floor and room code before it leaves the old house, such as "1F master" or "GF kitchen", and by agreeing the room names for the new villa in advance.

The crew supervisor carries the inventory and ticks off each item as it leaves. At the new villa, you or a family member taping a paper sign on each door is enough: crew members carry items straight to the room on the label, and the hall stays clear.

Majlis and living-room furniture

Majlis rooms in Jeddah villas tend to be large: corner sofas, heavy centre tables, wide rugs and sometimes floor seating with cushions and armrests. Sectional sofas are separated at their connectors where possible, cushions go into fabric bags, and rugs are rolled with the pile and tied at both ends.

Marble or glass table tops are lifted off their bases and travel upright with corner guards. We usually suggest the majlis is the last room set up in the new villa, once the flow of boxes through the entrance and living area has finished, so the sofas are not knocked or used as a staging table.

Bedrooms and wardrobes upstairs

Upstairs bedrooms are the slowest part of a villa move because every wardrobe goes through takedown, numbering, wrapping and rebuild. Doors come off first, each panel's fittings go into a numbered bag, and mirrors are wrapped one by one.

If you only need the bedrooms done, or you live in one of the apartment buildings in the district, our page on bedroom furniture assembly in Al Asalah covers that service in more depth. Here we treat bedrooms as one part of the whole-villa plan.

Kitchens and large appliances

New villa kitchens often come with American-style fridges, built-in ovens, washers and dryers, and sometimes a separate laundry or outdoor kitchen. Fridges should be emptied and defrosted the day before, with shelves and doors secured; they travel upright. Washing machines need their drum locked with transit bolts if you still have them.

Hard-wired ovens and hobs should be disconnected by a qualified technician. Dismantling the kitchen cabinets themselves is a separate service we price in the quote, because in many villas the kitchen stays with the house.

Garden, pool and outdoor seating

Villas with pools come with outdoor furniture: loungers, parasols, metal or aluminium tables, planters and barbecues. These pieces are often dusty or damp, so we keep them apart from indoor furniture in the truck and wrap them in plastic to protect what sits around them.

Large parasols are separated from their bases, and heavy concrete or granite bases need two or more people. Big potted plants travel on the final trip so they do not sit in a closed truck in the sun longer than necessary.

Chandeliers, art and marble pieces

Villas tend to hold pieces that cannot be replaced: crystal chandeliers, paintings, ornaments and marble tables. Crystal chandeliers with hanging drops are taken down drop by drop, each piece wrapped separately and stored in order so it can be rehung the same way. Artwork gets corner guards and rigid board and always travels upright.

We load these items in a protected section of the truck with nothing on top and note their condition on the inventory before loading. Very small, very valuable items are best kept with you rather than in a box.

When the staircase is not enough: crane lifts

Some pieces will not pass the internal stairs however much they are dismantled: an oversized corner sofa, a solid-wood cabinet, a piano or a wardrobe that does not come apart. For these we use a furniture lifting crane from a balcony or roof, provided the street and the balcony allow it to stand safely.

In Al Asalah we ask specifically about the ground around the villa: is the pavement finished, is there an empty plot or building material next door? That decides where the crane can stand. Our furniture lifting crane service in Jeddah page explains how lifts are set up.

We go through this table on the first call because the situation changes the order of work and number of trips far more than the number of rooms does.

Is your new villa still being finished? Tell us the handover date and we will suggest a phased move.

Handing a rented villa back to the landlord

Many residents rent a villa in north Jeddah before buying or moving on, and the end of a lease brings its own checklist. Some furniture, curtains or wardrobes may belong to the landlord, and wall fixings for TVs or tall units may need to come out cleanly.

We ask for an ownership list before starting and mark your items with stickers so nothing of the landlord's goes on the truck by mistake. Wall brackets we installed or that you ask us to remove are taken out carefully, and we point out the fixing holes so you can decide how to deal with them before the handover inspection.

Phased moves and short-term storage

It is common in Al Asalah for the lease on the old house to end before the new villa is finished. In that case we suggest two phases: everyday belongings and finished rooms first, then the majlis and large pieces once the workers have gone.

If the new villa has no secure space yet, part of the furniture can be wrapped and stored for a while, then delivered on a later date. The written quote states what each phase covers, so a delay does not turn into confusion over which pieces are where.

Protecting new floors, stairs and walls

A new villa has marble or porcelain floors without a scratch, freshly painted walls and often a glass balustrade. Before the first item goes in, we lay protective runners from the door to the stairs, cover wall corners at every turn and wrap the balustrade where long pieces pass.

Dollies and trolleys only run on top of the protection, never directly on stone. At the end of the day all protection comes up, and we walk the routes with you before the crew leaves.

Truck access, building sites and event days

Because the district is still being built out, the space in front of a villa might be an empty plot, a neighbour's building materials or an unpaved side street. Send us a photo of the street at both addresses so we can decide where the truck stops and how far the carry is; every extra metre of hand carrying adds time. On a tight street we may use a smaller dyna with more trips.

Some listings place Al Asalah behind the Al Jawhara stadium, so nearby roads may be busier on match or event days. We have no fixed schedule for this, so check event dates before choosing a day. In general we start villa moves early in the morning, before the midday heat.

Packing to suit each item

One villa needs several kinds of packing: blankets for wooden furniture, fabric covers for sofas, bubble film and board for glass, and boxes in various sizes for kitchenware, books and clothes. Every box is marked with floor, room and a short note of the contents.

If you would like us to pack the whole house, our packing service in Al Asalah page explains materials and order. If you prefer to pack small items yourself, we can limit our work to furniture and fragile pieces.

From an apartment to a villa, or to another district

Some residents move from one of the district's apartment buildings into a nearby villa and find that their furniture does not fill the new space, or that pieces that suited a flat look lost in a large majlis. Planning where each piece goes on each floor before the move means everything goes straight to its place.

Our apartment to villa moving page has general planning advice, and apartment moving in Al Asalah covers lifts and building rules if you are currently in a flat.

Not every villa move stays in the district. Some residents head to coastal districts, others closer to the city centre. Distance does not change how we wrap or dismantle, but it does change how many trips fit in a day and when the crew should start.

For the coast, see moving from Al Asalah to Al Shati; for a move towards the centre, see moving from Al Asalah to Al Safa. We work within Jeddah and its districts only.

What shapes the cost of a villa move

There is no single villa price, since two villas on the same street can differ widely in volume and access. Your written quote is built from these factors after we review the video.

Villa checklist, common mistakes and booking

  • Send a short video of each floor a few days ahead.
  • Decide what to keep, donate or leave, especially from storerooms and the annex.
  • Empty wardrobes and drawers into bags labelled by room.
  • Defrost and dry the fridge and freezer the day before.
  • Keep documents, jewellery and medicines in a bag that stays with you.
  • Confirm power, water and that finishing crews are done at the new villa.
  • Photograph the street outside both houses.

The costliest mistakes we see are moving into a villa before snagging is finished, leaving storerooms until the last day, and not measuring doorways at the new house before sending a large piece. To book, send your floor videos and new address on WhatsApp; we reply with a written quote and a date. We are movers in Jeddah operating under Commercial Registration 4030592817 with a written contract before work starts. See all district services on movers in Al Asalah, the citywide villa moving in Jeddah page, or villa furniture moving in Al Murjan for established coastal villas.

Ask for a written quote that lists every floor and service before you lock in a date.
