Moving from Al Kandarah to Al Rawdah: Old Central Jeddah to the Northern Districts

Moving out of an older walk-up apartment in Al Kandarah, central Jeddah, into a modern flat or villa in Al Rawdah is one of the most common northbound moves we handle. Al Ostoura Movers Jeddah plans the two ends separately: narrow staircases, tight street parking and built-in wardrobes at the Al Kandarah start, and lift-equipped buildings with management rules near Al Kayyal Street and Tahlia at the Al Rawdah finish. WhatsApp photos of your rooms to 0566300558 and you will get a written quote and a written contract before moving day.

Movers carrying wrapped furniture down the staircase of an older apartment building in Al Kandarah, Jeddah, for a move to Al Rawdah

From the old centre to the modern north

Al Kandarah is one of central Jeddah's older residential districts, close to the old airport area and a short drive from Al Balad. Bayut's district guide places it along King Fahd Branch Road, Old Makkah Road and King Khalid Road, bordered by Al Baghdadiyah Al Sharqiyah, Al Sabil, Al Fayhaa and Al Thaghr, with rental apartments among the most sought-after units in the area. Its buildings are dense, mostly decades old, and its side streets often have room for a single line of parked cars.

Al Rawdah is north-central Jeddah's established upscale district, known for Al Kayyal Street, Abdul Maqsood Khoja Street and its proximity to Tahlia (Prince Mohammed bin Abdulaziz) Road. Its apartment buildings are newer, usually with lifts and organised parking, and its inner streets include villas. A move between the two is almost always a move from a compact older flat into a larger, newer home, and that shapes every part of the plan below. The generic version of the service is on inter-district moving in Jeddah.

Direction, corridors and why we do not promise minutes

This is a straight northbound run. The truck leaves Al Kandarah's side streets, joins a north-south corridor, most often Al Madinah Road or King Fahd Road, and turns towards Al Rawdah from the Tahlia side or a connecting street, depending on the new address. Everything stays inside the city; no ring roads or highway stretches outside the urban grid are involved, and the driver chooses the corridor on the morning itself.

We do not print a travel time. These northbound corridors carry a morning rush heading north and the evening rush that every Jeddah resident knows, so the same drive varies enormously by hour and weekday. Practically, the journey is quoted as one trip, and any second trip is written into the contract in advance. Our guide to planning a move around Al Madinah Road traffic shows how we pick the window.

Best hours to load in Al Kandarah and to drive north

Al Kandarah's inner streets fill with parked cars and shop traffic from the afternoon onwards. The best window for a truck to stand at your door is early morning, before the street fills, or a Friday morning when the district is at its quietest. Because few buildings have private parking, we ask you to hold a space with your own car the night before.

After loading we prefer to head north in the lull between the morning wave and midday, or after the late-afternoon peak if your Al Rawdah building permits evening unloading, which many do since a lift keeps stair noise down. For parking tactics read parking moving trucks on congested Jeddah streets.

The Al Kandarah end: walk-ups, tight stairs, built-in wardrobes

The start of this route is usually the hard part. Many Al Kandarah buildings have no lift, or a small, old one that should not carry heavy pieces. Staircases are narrow with sharp turns at the landings, and apartment doors are narrower than in newer construction. The flats themselves follow an older layout: a long hall, a small separate kitchen, and bedrooms whose wardrobes were often built inside the room and will only leave in pieces.

So dismantling is near-total for large items, and stair and wall protection is essential rather than optional. Quite often a hoist from the balcony is faster and safer than carrying a corner sofa around three stair turns. See the Al Kandarah hub and the dedicated Al Kandarah moving cost page for what these buildings mean for your quote.

Send a video of your Al Kandarah staircase and room photos to WhatsApp 0566300558 and we will tell you whether a hoist is the faster, safer option.

The Al Rawdah end: lifts, basements and building rules

Al Rawdah is easier physically but more procedural. Most apartment buildings have lifts that take mattresses, wardrobe panels and nearly everything else, and many have basement or forecourt parking where the truck can stand off the street. Flats are wider with broader doors and comfortable lobbies. Some newer buildings require coordination with the management or caretaker to use a service lift, pad the main lift, or keep to permitted moving hours.

Villas on Al Rawdah's inner streets usually have wide gates and a yard where the truck can sometimes stand inside the wall. We ask during the quote stage whether your building sets hours or needs a permit so nothing stalls on the day. See the Al Rawdah hub and building management permits in Jeddah.

Quote from your phone, contract before the date

Send to WhatsApp 0566300558 photos of each room in your Al Kandarah flat, a video walking from the street door up to your apartment door, a shot of the street showing where a truck could stand, and a photo of the Al Rawdah entrance and lift. From these we set the crew, the number of trucks and whether a hoist is needed, then send an itemised written quote.

When you accept, the quote becomes a written contract issued before moving day, naming both addresses, the date, each service and the liability for damage caused by the move. Al Ostoura Moving is registered under commercial registration 4030592817, and we encourage you to check both the registration and the written contract with any movers in Jeddah you consider. What a mover needs to quote you lists the details that make the estimate accurate.

Loading steps at an Al Kandarah building

Loading is sequenced so that all dismantling happens first, heavy items go down while the crew is freshest, and cartons come last. We also keep the shared staircase blocked for as short a time as possible, because these older buildings are densely occupied.

  1. Measure the narrowest point of the staircase, then fix cardboard and stretch film to corners, handrail and landing walls.
  2. Dismantle beds, built-in wardrobes and any demountable kitchen units; number the panels and bag hardware by room.
  3. Wrap sofas, mattresses and tables in blankets with corner guards; bubble-wrap glass and mirrors.
  4. Take down the refrigerator, washing machine, sofas and wardrobe panels first, by hoist where the stairs demand it.
  5. Carry down room-labelled cartons and slot them into the truck's gaps.
  6. Final walk-through with you, straps tightened, doors closed, departure north.

If your staircase is especially tight, read high-floor moving with narrow stairs before the date.

When the hoist beats the staircase

In Al Kandarah we often propose a hoist not because the floor is high but because the old staircase will not pass a corner sofa or a large refrigerator without scraping walls or the piece itself. The hoist is rigged from a balcony or window and takes only the biggest items, while cartons and small pieces go down the stairs, so the two streams run in parallel and the day gets shorter.

A hoist needs a balcony or window opening of adequate size and room in the street below for the truck, which is why we ask for the street photo. It appears as its own line in the contract. Details on the furniture hoist service and on what drives hoist cost.

Load arrangement for a northbound highway run

Because the route uses fast corridors, we pack the truck for stability: heavy appliances low and against the cab, tall panels upright along the sides under straps, mattresses as a soft divider between timber and glass, and light cartons and labelled fragile boxes on top and towards the doors.

The truck is fully enclosed, keeping road dust and sun off older timber that reacts badly to heat. More on truck choice at dyna trucks in Al Rawdah and dyna moving trucks in Jeddah.

Unloading and reassembly in Al Rawdah

On arrival we choose the truck position, pad the lift as the building requires, and lay floor protection in the flat. Bedroom components come in first so the carpenter starts assembly immediately, followed by the kitchen if it travelled, then sofas and majlis seating, and finally cartons placed in the rooms written on them.

Because Al Rawdah flats are generally larger than Al Kandarah ones, the challenge here is organisational rather than physical: deciding where each piece goes in a space you have not lived in yet. A rough room plan drawn before the date lets us set pieces in their final positions the first time. The master bedroom first rule explains the order we recommend.

Carpentry: built-in wardrobes and ageing bedroom sets

Wardrobes in older Al Kandarah flats are frequently site-built from heavy timber, or bedroom sets fastened years ago with fixings that have corroded. Our carpenter inspects each piece first and tells you honestly whether it will survive dismantling and reassembly or needs reinforcement or spare parts. Then panels are numbered and each room's hardware bagged.

In Al Rawdah the set is rebuilt in a room with different dimensions, so the position adapts, not the piece. Read when wooden furniture needs a carpenter before moving and bedroom moving and assembly.

Kitchens and air conditioners on this route

Most older Al Kandarah kitchens are tiled-in or old aluminium and are not worth moving, while many Al Rawdah flats come with a fitted kitchen. Our usual advice on this route is to leave the kitchen behind, with the exception of newer demountable aluminium units, which we quote separately as on kitchen moving and installation.

Air conditioning is different. Al Kandarah flats often have tenant-owned window or split units, and some Al Rawdah flats are let without units. Split units in good condition are worth moving with a technician to recover gas and reinstall; window units travel as ordinary appliances once wrapped. See air conditioner dismantling and moving.

Packing for older furniture and a fast road

Furniture leaving a long-occupied flat is older and more brittle: dried timber, loose joints, old cabinet glass. We add a corrugated cardboard layer over stretch film at timber corners, wrap mirrors and glass in bubble wrap and cardboard and stand them between mattresses, and pack dishes and glassware in five-ply cartons with dividers.

Fabric sofas are fully stretch-wrapped against road dust; leather gets a blanket before the film so it does not stick in the heat. Compare materials on packaging materials cost comparison and see protecting leather couches.

A moving-day timetable for this route

A typical day for a three-bedroom third-floor walk-up in Al Kandarah moving to a lift building in Al Rawdah looks like this.

  • Early morning: crew arrives before the street fills with cars, protects the stairs, begins dismantling.
  • Mid-morning: large pieces wrapped and brought down by stairs or hoist.
  • Before noon: cartons down, final check, straps tightened, departure north before the midday build-up.
  • Early afternoon: arrival in Al Rawdah, lift and floor protection, bedrooms in first, assembly starts.
  • Late afternoon: remaining pieces and cartons to their rooms.
  • Before sunset: assembly complete, joint inspection, delivery note signed.

Large flats with built-in wardrobes and a full majlis are better split over two days to avoid fatigue and assembly errors.

The reverse route and other Al Rawdah moves

We also move from Al Rawdah to Al Kandarah. The difficulty then shifts to unloading: entering an older Al Kandarah building with a narrow staircase requires the same precautions described for loading, except that the crew arrives after a drive and must start with the heaviest pieces straight away. So we load in Al Rawdah so that stair-carried items come off first.

Other routes starting or ending in Al Rawdah include Al Rawdah to Al Salamah, moving between Al Rawdah and Obhur and Al Zahra to Al Rawdah.

What sets the price on this route

No figures here, but the factors are specific: the floor of your Al Kandarah building and whether a usable lift exists, any hoist, the amount of dismantling and the number of built-in wardrobes, total volume and the number of trucks and trips, full or partial packing, air-conditioner work, and any hour restrictions from the Al Rawdah building management. Distance itself is one factor among several and rarely the largest on this route.

Same-day requests depend on availability and may be priced differently from advance bookings. Send your photos, request a written quote, and compare it with apartment moving cost factors and how floor level and lifts affect the fee.

Neighbouring districts at either end

Many enquiries for this route begin at Al Kandarah's edges with Al Fayhaa, Al Thaghr and Al Sharafiya, and end in districts beside Al Rawdah such as Al Salamah, Al Khalidiyah and Al Zahra. The core plan is the same: load from older central buildings, unload into newer northern ones.

Relevant hubs: Al Fayhaa and Al Sharafiya on the central side, Al Salamah and Al Khalidiyah on the northern side. Name the exact district in your message and the quote is adjusted.

Declutter before you leave the old flat

Leaving a flat you have occupied for years in Al Kandarah for a newer home in Al Rawdah is the natural moment to sort. Worn wardrobes, old appliances and a sofa that will not suit the new layout are not worth the truck space. Sorting before the date reduces trucks and crew, makes unloading calmer, and we can remove unwanted items as an extra line.

Start with the storeroom and kitchen, then the bedrooms, and photograph what you want gone so we can advise. See moving out of an old house in Jeddah and unwanted furniture disposal. If the new flat is not ready on time, furniture storage in Jeddah bridges the gap under one contract covering both trips.

Checklist, common mistakes and how to book

Two days before the date, run through this list.

  • Room photos, staircase or lift video and a street photo from Al Kandarah; entrance and lift photo from Al Rawdah.
  • Written quote and contract received, with hoist, AC, disposal or storage lines included.
  • Building management in Al Rawdah informed of the date and hours.
  • Truck space held with your car the night before.
  • Refrigerator and washing machine disconnected and dried; unwanted items sorted.
  • First-night box and important documents kept in your own car, not the truck.
  • Neighbours in the old building told when the staircase will be busy.

The mistakes we see most: underestimating the staircase so the sofa will not pass, starting after noon when the street is already full, moving a corroded wardrobe that will not survive reassembly, and skipping building coordination in Al Rawdah. To book, send your photos or call 0566300558; you receive a written quote and then a written contract. Same-day moves are subject to availability, and booking ahead secures an early-morning slot while Al Kandarah's streets are still empty. For other destinations browse all Jeddah neighborhoods.
