Moving House from Al Nahdah to Al Hamdaniyah: Route, Timing and Crew Plan

Leaving an older apartment or villa in Al Nahdah, north Jeddah, for a newly built home in Al Hamdaniyah on the north-east side of the city? Al Ostoura Movers Jeddah runs this cross-town route with a plan built for its two very different ends: compact older buildings with small lifts at the start, and new villas and apartment blocks on streets that may still be under construction at the finish. Send photos of your rooms on WhatsApp 0566300558 and you will receive a written quote, then a written contract before moving day.

Two neighborhoods, two generations of housing

Al Nahdah sits in north Jeddah and has been a family district for a long time: walk-up apartment buildings of four to six floors, older villas with internal staircases, and schools on many corners. Al Hamdaniyah is a different story. It lies further north-east, on the eastern side of Al Haramain Road towards the airport, and much of it has been built in recent years with wide-door villas, new apartment blocks and streets that are still being finished. Bayut lists Al Falah, Al Salhiya, Al Rayyan, Al Shiraa, Al Marwah, Al Nuzha and Al Mohammadiyah among its nearby districts.

That contrast is exactly why this route needs its own plan rather than a generic inter-district moving booking. The loading end is about small lifts, tight parking and furniture that was carried in through narrow doors years ago; the unloading end is about unfinished roads, dusty new interiors and lifts that may not be commissioned yet. Everything below addresses those two realities.

Direction of travel and the roads in between

The truck leaves Al Nahdah heading east and then north-east. Depending on where your street is, the driver will join one of the main north Jeddah corridors, typically Al Madinah Road or King Abdulaziz Road, and then cross Al Haramain Road, which separates Al Hamdaniyah from the districts to its west. The exact routing is decided on the morning of the move based on live traffic, not days in advance.

The whole trip stays inside Jeddah city limits with no checkpoints or highway exits beyond the urban network. We deliberately avoid quoting a fixed number of minutes, because the same drive can double between a quiet Friday morning and a weekday late afternoon. What matters for your budget is that the trip is priced as one journey, and any second trip on the same day is written into the contract beforehand. The page on how distance affects moving cost explains the mechanics.

When to start loading and when to drive

Because Al Nahdah is a school-heavy district, its inner streets clog at school drop-off in the morning and pick-up in the early afternoon, and parents' cars fill the spaces in front of apartment buildings. We prefer to start loading after the first morning wave has cleared, or to book a Friday or Saturday when the inner streets are quiet and the truck can park at your door.

The departure time matters more than the loading time. Al Madinah Road and Al Haramain Road carry a well-known evening rush across Jeddah, so we aim to have the truck sealed and moving before the late-afternoon peak, or, if your new home allows evening unloading, we wait until the peak is over. For a large apartment that fills a full day, we split the schedule: load in the morning, drive in the calmer early afternoon. If your move falls in Ramadan the whole timetable shifts, as described in moving during Ramadan.

What the crew finds at the Al Nahdah end

Most Al Nahdah apartment buildings have a small passenger lift that takes cartons, rolled mattresses and dismantled table tops, but not a corner sofa or an assembled wardrobe. Older villas have an internal staircase that is narrower than in newer builds, a front yard that lets us bring the truck's tail close to the main door, and a large majlis with heavy seating. From your photos we identify which of these situations applies and size the crew accordingly.

Street parking is usually workable, but reserved resident bays in front of some buildings can block the truck. We ask you to hold a space with your own car the evening before or coordinate with the building caretaker. For more on the district's buildings see the Al Nahdah hub and the dedicated page on apartment moving in Al Nahdah.

Send photos of your Al Nahdah home and a video of the Al Hamdaniyah entrance to WhatsApp 0566300558 for a written quote on this route.

What the crew finds at the Al Hamdaniyah end

New villas in Al Hamdaniyah tend to have wide external doors, generous staircases and sometimes a home lift, which makes the unloading of big pieces easier than the loading was. New apartment blocks generally have larger lifts than older Al Nahdah buildings, yet a fair number are handed over before the lift is commissioned, and we ask about this explicitly because it changes the unloading plan completely.

Some streets are still being paved or have active construction next door, which can narrow the approach or block the truck from reaching the gate. A thirty-second video of the street and entrance tells us whether we unload at the door or carry from a nearby stopping point with trolleys. Read more in the Al Hamdaniyah hub and in moving into a newly built home.

Getting a written quote without a site visit

For this route a home survey is rarely needed. Send photos of every room, a short video of the building entrance and lift in Al Nahdah, and, if you already have the keys, a video of the entrance in Al Hamdaniyah, all to WhatsApp 0566300558. From that material we decide the number of trucks, the crew size, which items our carpenters will dismantle and reassemble, and whether a hoist is required, and we reply with an itemised quote.

Once you approve, the quote becomes a written contract issued before moving day. It records both addresses, the date, the services and the liability for any damage caused by the move. Al Ostoura Moving operates under commercial registration 4030592817, and we recommend asking any furniture moving company in Jeddah for exactly these two things before booking. The moving contract checklist lists what to read before signing.

Loading sequence at your Al Nahdah home

Loading follows a fixed order whether you are on the fourth floor of a walk-up or in a two-storey villa. Large pieces leave first while they are freshly wrapped, cartons go last to fill the gaps in the truck, and the shared corridor stays blocked for as short a time as possible.

  1. Crew arrives, checks the lift and stairs, and fits protection to the corridor walls, lift cab and door frames.
  2. Carpenters dismantle beds, wardrobes and any kitchen units agreed in the contract; hardware for each room goes into a labelled bag.
  3. Sofas, majlis seating and mattresses are wrapped in blankets and stretch film with corner protectors.
  4. Heavy and bulky items go down first: wardrobe panels, sofas, refrigerator, washing machine, then tables.
  5. Room-labelled cartons go down and are packed into the remaining spaces.
  6. A final walk-through with you, then the load is strapped and the truck closed.

If you prefer us to pack everything, the packing service is added as a separate line in the contract.

How the load is arranged for a highway crossing

The drive to Al Hamdaniyah involves higher speeds than a hop between neighbouring streets, so load arrangement gets extra attention. Heavy, rigid items sit low and forward against the cab wall; tall pieces stand upright along the sides under straps; mattresses form a soft partition that shields mirrors and glass; light cartons fill the top layer and the gaps.

Our trucks are fully enclosed, so nothing is exposed to road dust or direct sun during the crossing, which matters in Jeddah's humid summer; see protecting furniture from heat and humidity. Straps are re-tightened just before departure, not only at loading.

Unloading plan on arrival in Al Hamdaniyah

On arrival the driver picks the stopping point closest to the door, and the crew lays floor protection first, since many new Al Hamdaniyah villas have polished porcelain or marble that scratches easily. Bedroom components come off the truck first so the carpenters can start reassembly while the rest of the crew keeps unloading; by the time the last carton is inside, the master bedroom is usually ready to use.

Cartons go straight into the room written on them rather than piling up in the living area, and appliances are placed in their final positions because moving a refrigerator twice is the hardest job of the day. The day closes with a joint walk-through and the signing of the delivery note attached to the contract. Use the arrival inspection checklist to know what to look at in that moment.

If your Al Nahdah building has no lift or a tiny one

This is the most common complication on this route. Without a lift we add stair carriers, wrap the stair edges and handrail in cardboard and film, and dismantle everything that can be dismantled so pieces pass without touching the walls. On a high floor with a narrow or spiral staircase we propose a hoist from the balcony or window for the largest items only, such as the sofa or a big refrigerator; this is written into the contract because it needs its own equipment and setup.

A small lift is the middle case: it takes cartons, rolled mattresses and dismantled tables, so those travel by lift while the stairs are reserved for what will not fit. The decision comes from the lift-door video and measurements you send. Related reading: moving a sofa with a small elevator and the furniture hoist service.

Trucks and crew by scenario

The table gives the usual combination of trucks and crew for typical Al Nahdah to Al Hamdaniyah moves. It is a planning aid; the final allocation is based on your photos and videos.

When two trips are needed, the first carries bedrooms and kitchen so assembly can start, and the second brings the majlis and cartons. Truck sizes are explained on dyna trucks in Al Hamdaniyah.

Disassembly and reassembly: beds, wardrobes, kitchens

Every crew on this route includes at least one carpenter, because most Al Nahdah wardrobes were built or assembled inside the room and will only leave in panels. The carpenter numbers the panels, bags the hardware per room, and reassembles in Al Hamdaniyah to the original configuration. IKEA PAX systems and complex master bedrooms are handled the same way, with the extra care described in dismantling IKEA PAX wardrobes.

Kitchens are a case-by-case decision. Many new Al Hamdaniyah villas are handed over with a fitted kitchen, so your old one may not need to travel, and many Al Nahdah apartments have built-in kitchens that cannot be moved at all. If you own a demountable aluminium or wooden kitchen, we quote its dismantling and refitting as a separate line. See furniture disassembly and assembly for the general service.

Air conditioners and large appliances

Older Al Nahdah apartments usually have tenant-owned split units, while new Al Hamdaniyah homes often come either with units installed or with pipework and brackets ready but no units. If your new home has empty pipework, moving your splits is worthwhile: a technician recovers the gas, dismantles the indoor and outdoor units and reinstalls them, quoted as its own line, as explained on air conditioner dismantling and moving.

Refrigerators should be unplugged well before the crew arrives so they defrost and dry; washing machines need hoses disconnected and transit bolts fitted if you still have them. American-style refrigerators need the kitchen door width in Al Hamdaniyah checked in advance. Our guide on preparing refrigerators 48 hours before a move covers the details.

A typical moving-day timetable on this route

Here is how a three-bedroom Al Nahdah apartment usually moves to Al Hamdaniyah with one truck. Details change with volume, but the order rarely does.

  • Early morning: crew arrives in Al Nahdah, protects corridor and lift, starts dismantling.
  • Mid-morning: large pieces wrapped and carried down, then cartons.
  • Before noon: final walk-through, load strapped, departure eastward before the midday build-up.
  • Early afternoon: arrival in Al Hamdaniyah, floor protection, bedrooms unloaded first and assembly begins.
  • Late afternoon: remaining pieces inside, cartons distributed by room.
  • Before sunset: assembly finished, joint inspection, delivery note signed.

For a full villa we recommend two days: day one for dismantling, wrapping and partial loading, day two for transport and reassembly. The four-week moving countdown helps you prepare for either version.

The reverse route: Al Hamdaniyah to Al Nahdah

We also run the opposite direction, usually for families moving back towards schools or the established centre of north Jeddah. Here the hard part moves to the destination: Al Nahdah's older buildings with small lifts and tight parking make unloading the stage that needs the most planning, so we load the truck so that stair-carried items come off first while the crew is fresh.

Timing in reverse works around the westbound morning rush on Al Haramain Road and Al Madinah Road, so we prefer to leave Al Hamdaniyah after the morning wave. Residents of Al Hamdaniyah heading elsewhere can see Al Hamdaniyah to Al Fayhaa and moving between Al Safa and Al Hamdaniyah.

What drives the price of this move

We do not print figures here because no two homes match, but the drivers are clear: the number of rooms and large pieces, whether the Al Nahdah building has a lift and how big it is, the floor, any hoist, the number of trucks and trips, the size of the disassembly team, full or partial packing, and optional lines such as air conditioners and kitchens. Timing counts too: same-day requests depend on availability and may be priced differently.

One factor is specific to this route: access at the Al Hamdaniyah end. If the truck must stop away from the gate because of an unfinished street, carrying time rises. Send your photos, ask for a written quote and compare it with the general furniture moving cost guide; our page on questions to ask a moving company helps you compare offers fairly.

Nearby districts at both ends

Many enquiries for this route start near Al Nahdah's borders with neighbouring north Jeddah districts, or end in districts adjoining Al Hamdaniyah such as Al Salhiya, Al Marwah, Al Nuzha and Al Mohammadiyah. The plan is identical with only the final address changed.

Useful pages: the Al Salhiya hub and apartment movers in Al Salhiya, plus the Al Marwah and Al Mohammadiyah hubs. If your new home is in one of these instead of Al Hamdaniyah, mention it in your WhatsApp message and the quote is adjusted.

Storage if the new home is not ready

Handover delays are common in developing districts, and lease end dates in Al Nahdah do not always line up with completion dates in Al Hamdaniyah. In that case we move your furniture from Al Nahdah to our storage facility fully wrapped and deliver it to Al Hamdaniyah when you receive the keys, under one contract covering both trips and the storage period.

Storage also suits anyone who wants painting or flooring done in the new home before furniture goes in. Details are on furniture storage in Jeddah, and monthly rate factors on monthly storage rates.

Book a departure window before the evening peak: WhatsApp or call 0566300558 and receive a written contract before moving day.

Mistakes to avoid between these two districts

Calling on the day without photos leads to the wrong truck size or a crew too small for a building without a lift. Skipping the street video in Al Hamdaniyah means discovering on arrival that the gate is blocked by building material. Leaving kitchen or air-conditioner work out of the contract and asking for it on the day causes delays and disputes.

Unlabelled cartons end up stacked in the new living room and take days to sort, and driving in the evening peak pushes the whole unloading stage into the night. Finally, a verbal agreement protects nobody; the written contract does. See hidden moving costs to avoid for the financial side of these mistakes.

Pre-move checklist and how to book

Run through this list two days before the date; each item saves the crew time and lowers the chance of a postponement.

  • Photos of each room, lift video in Al Nahdah, entrance video in Al Hamdaniyah sent on WhatsApp.
  • Written quote received and contract signed, with extras (hoist, AC, kitchen, storage) listed.
  • Truck parking held in front of the building with the caretaker or neighbours.
  • Refrigerator and washing machine disconnected and dried.
  • First-night box packed: bedding, medicines, chargers, basic kitchen items.
  • Electricity, water and air conditioning working in the Al Hamdaniyah home.
  • Shared corridor cleared and neighbours informed of the date.

To book, send your photos or call 0566300558. You receive a written quote, then a written contract before moving day. Same-day moves are possible subject to availability, but booking a few days ahead lets us choose a departure window away from the peaks. For other destinations, browse all Jeddah neighborhoods.
