Villa Movers in Al Nuzha, Jeddah
A villa move in Al Nuzha usually means two floors or more, a large majlis, chandeliers and heavy curtains, and a yard or roof full of things nobody has touched for years. We start with a written room-by-room inventory, split the crew by floor, and load in an order that lets every piece land in the right room of your new home.

What makes villa moves in Al Nuzha different
Al Nuzha is one of north Jeddah's mixed districts, with family villas on residential streets, apartment buildings, and shops along the main roads. The villas vary a lot: older two-storey homes with generous yards sit near newer villas and duplexes with smaller footprints and tighter internal staircases. Two villas with the same number of bedrooms can be very different jobs.
Compared with a flat, a villa has far more large items spread across several floors: a men's majlis and often a separate family sitting room, a dining room with a big table, bedrooms upstairs, and sometimes a maid's room, an annex and a roof store. So we always begin with a written inventory and agree with you what goes, what stays and what can be given away before moving day.
That inventory sets the number of trucks and movers accurately and removes surprises halfway through the day.
Splitting the crew by floor
On villa jobs we run small teams in parallel. One team works upstairs dismantling beds and wardrobes, another wraps the majlis, living areas and kitchen downstairs, and one or two movers stay at the truck to receive and stack. Nobody crowds the internal stairs and loading never stops.
We usually start upstairs because bedroom furniture takes longest to dismantle, and we protect handrails and wall corners before the first panel comes down. Meanwhile the ground floor is wrapped and ready, so when the truck is ready for big pieces, the majlis is too.
At the new villa we reverse the order: upstairs furniture comes off first and goes up before hallways fill with cartons.
Internal stairs, doors and yard gates
Internal staircases often have one or two turns, and some newer duplexes have curved or spiral stairs. Long items such as wardrobe panels and king mattresses need planning before they move: we measure stair width and headroom at each turn and decide the carrying angle before lifting.
Older villas tend to have wider room doors, but side gates can be narrow or have high thresholds. We open the main yard gate where there is one to bring the truck closer, and lay boards over thresholds so trolleys roll smoothly.
If a piece simply will not go down the stairs, such as a large upstairs sofa, we discuss lowering it from a terrace or using a hoist once we have checked the spot is safe.

Majlis seating and large sofas
The majlis is often the most valuable room in the house, with floor seating or a multi-section sofa, armrests and a mountain of cushions. Every section and cushion is numbered by position. Light fabrics are wrapped in plastic first against dust and stains, then in blankets against rubbing.
Large rugs are rolled, never folded, so the fibres do not crease or crack. Side tables, trays and ornaments are bubble-wrapped individually and packed in cartons marked fragile.

Chandeliers, curtains and light fittings
Jeddah villas commonly have chandeliers in the majlis, the hall and above the stairwell, plus heavy curtains on metal or wooden tracks. We isolate power at the board before taking a chandelier down, remove crystals and drops into numbered bags, and box the frame in rigid cardboard or a wooden crate if it is large or valuable.
Curtains come down with their tracks, folded so the fabric does not crease, and tracks are labelled by window for quick refitting. Rewiring chandeliers at the new home is done as agreed; for very heavy fittings we recommend an electrician.
See curtain and chandelier dismantling and fixing for details.
Upstairs bedrooms and big wardrobes
Villa bedrooms are usually larger and heavier than flat bedrooms: high-headboard beds, six-door wardrobes and dressing tables with big mirrors. Wardrobes come apart in reverse order of assembly, doors, shelves, back panel, sides, with screws and hinges bagged and taped to each panel.
Mirrors are removed and double-wrapped with corner guards and travel upright between mattresses or large panels. Storage beds are emptied before dismantling so they do not collapse under their own weight.
At the new villa the master bedroom is rebuilt first so you can sleep there the same night.
Yard, roof and annex
What gets forgotten in villa moves is outside: patio sets, small shades, garden tools, bikes, metal cabinets and years of stored items in the annex. These need cleaning and drying before loading so dust and damp do not spread to the rest of the load.
We suggest sorting the roof and annex a week before. Anything you do not need can be donated or disposed of, because every extra item costs time and truck space. Metal outdoor furniture is blanket-wrapped so it does not scratch anything, and rattan seating is protected from crushing.
Sample plan for a two-storey villa
| Stage | Work |
|---|---|
| One week before | Inventory, sort roof and annex, decide what stays |
| One or two days before | Pack ornaments, books and seasonal clothes |
| Morning, day one | Upstairs bedrooms dismantled; majlis wrapped downstairs |
| Midday | Large items loaded, first load delivered |
| Afternoon | Second load: cartons and yard items |
| Same day or next | Bedrooms, majlis and curtains installed at the new villa |
Large villas can take two days; we confirm that after the inventory, not before.
What drives the cost of a villa move
- Number of floors and furnished rooms.
- Number of chandeliers and curtain tracks to take down and refit.
- Special heavy items: marble tables, safes, pianos, gym equipment.
- Packing volume and any items needing wooden crates.
- Number of trucks, trips and the distance.
- Any hoist work or temporary storage.
You get a written quote after the inventory with each item listed. Our guide to villa moving cost factors in Jeddah explains how each factor is priced.

Kitchen and large appliances
Villa kitchens usually hold more: a large multi-door fridge, a separate freezer, a dishwasher, sometimes a built-in oven, and a washer and dryer in the laundry. Fridges are emptied, unplugged and dried the day before; washers are drained and their drums secured; built-in ovens wired straight to the board should be disconnected by an electrician.
Moving the kitchen cabinets themselves is a separate job involving worktops and plumbing; see kitchen dismantling and installation cost in Jeddah. Glassware and crockery are wrapped piece by piece and packed upright in small, strong cartons.
Libraries, paperwork and valuables
Many villas have a home office or a big bookcase. Books are heavy, so they go into small cartons only. Wooden bookcases are emptied, shelves removed and corners padded, since corners break first.
Title deeds, official papers, gold and watches should travel with you in one bag, not on the truck. It is not about trust; small important items are simply easy to misplace among hundreds of boxes.
Protecting both villas
Marble floors, parquet and marble stairs scratch easily during villa moves. We cover carrying routes with corrugated board or blankets, guard wall corners and door frames, and use rubber-wheeled trolleys rather than dragging.
At a newly finished villa we take extra care with fresh paint and with floors still dusty from fit-out. If you can, have the new home cleaned before the truck arrives.
Keeping rooms in order across floors
Each room gets a number or colour. It is written on every carton and dismantled piece, and a matching sign goes on the door of the room at the new villa. Every mover knows where to take what they carry, and nothing piles up in the main hall.
The inventory sheet records cartons per room, which you check with us on unloading. This simple system saves hours of sorting afterwards.
Street access in Al Nuzha
Villa streets are usually quieter than apartment streets, but large trucks still need room to turn, especially in narrow side streets with cars parked on both sides. We arrive early to choose where to park and avoid blocking neighbours' gates.
On very narrow streets we use a medium dyna instead of a large truck, even if it means an extra trip, because parking at the door saves more time than a bigger truck does. In summer we start early to spare both the crew and heat-sensitive items such as leather sofas and electronics.
