In a tower, permissions come first. Most buildings ask residents to reserve the service lift in advance, limit moves to certain hours, and require padding on lift walls and corridor corners. Some ask for a written undertaking or a deposit. Share the building management contact with us at least two days before moving day and we will agree the time slot, the truck bay and the route from the gate to the loading area, at both the old and the new building.

Walk-up buildings in residential plans

Typical residential blocks in Obhur have four or five floors. Some have a small lift and some have none at all. We measure door openings, stair width and lift dimensions beforehand, decide which items must be fully dismantled, and identify any piece that will need to be lowered from a balcony by rope or with a furniture hoist if the facade allows it.

2. Written quote. The quote lists exactly what is included: dismantling, packing materials, crew size, number of trucks, and reassembly at the destination.
3. Building coordination. Lift booking, permitted hours and parking at both addresses.
4. Moving day. We start with the rooms furthest from the front door, wrap furniture inside the apartment before it reaches the corridor, and protect floors and lift doors.
5. Loading and route. Heavy items go in first and fragile cartons on top, secured with straps. We choose the route based on that day's diversions.
6. Delivery and setup. Boxes go to the rooms written on them, beds, wardrobes and curtain rails are reassembled, and we walk through the checklist with you before we leave.

A studio or one-bedroom flat can be finished in half a day. A large family apartment in a tower with fixed moving hours may take a full day, or be split across two days.

The furniture volume is modest, but building rules set the pace: a fixed slot for the service lift, security asking for crew names, and carpeted corridors that need protection. A small crew and one truck are usually enough. What matters most is that the team arrives at the start of the booked slot and that every box is sealed before they arrive, so lift time is not wasted.

Three-bedroom apartment in an inner-plan building

Two children's bedrooms, a master bedroom, a living room, a majlis and a kitchen. This size usually means dismantling three bedroom sets and wardrobes, packing kitchen appliances, and either one large truck or two medium ones. Without a lift we split the crew: one team dismantles and wraps upstairs while the other carries and loads, so the staircase never gets blocked.

Large family apartment moving to a villa

When families upgrade from a big Obhur apartment to a villa, the inventory often grows because new furniture is bought for the extra space at the same time. Decide where each piece will go in the villa before moving day and label boxes by room, so everything is unloaded once, straight into place.

Sea air and humidity along the waterfront can affect timber, fabrics and electronics if they sit exposed outside a building for too long while a truck is loaded. We seal mattresses and sofas in plastic, lay fabric moving blankets over wooden surfaces before stretch wrap so moisture is not trapped directly against the finish, and pack electronics in padded cartons. If your belongings need to wait a few days before entering the new apartment, we recommend closed, air-conditioned storage rather than leaving cartons on a balcony or in a car park.

• Before departure we check current diversions on Prince Abdullah Al Faisal Street and the inner streets leading to your building.
• The Corniche and the Obhur waterfront get busy with visitors at weekends, so we avoid evening slots for seafront buildings when we can.
• For long trips to southern districts we often send a second truck instead of making a second run, because the return journey can cost more time than an extra vehicle.

• Tell building management your moving date and get written approval if required.
• Reserve a parking spot for the truck near the entrance, especially on narrow inner streets.
• Unplug, empty and dry the fridge a day ahead; disconnect and drain the washing machine.
• Keep documents, jewellery, medication and keys in a bag that stays with you.
• Photograph valuable furniture before packing and take meter readings when you leave.
• Measure the new apartment's door and lift so we know in advance whether the large sofa will fit.

• Not booking the lift: the crew and truck arrive, then wait for hours or the move is postponed.
• Packing on the day: kitchenware and wardrobes always take longer than expected. Finish a day or two earlier.
• Ignoring the new building's dimensions: a corner sofa or tall wardrobe may not fit the new lift or front door.
• Parking far away: on narrow streets every extra metre of carrying adds time.
